Mayor Zohran Mamdani promised relief for tenants, but New York’s apartment market is serving up another painful reality.
The average asking rent for an available Manhattan apartment has climbed to a staggering $6,655 a month, according to industry experts. That’s a 10% spike from a year ago.
Studios now average more than $4,000 a month, while families searching for three bedrooms can expect to shell out upward of $12,000 every month.
Zohran Mamdani’s “rent freeze” won’t fix the forces driving up those prices, and, according to a new analysis by the New York Post, the policy could make the housing crunch even worse.
Roughly 1 million apartments, accounting for more than a quarter of the city’s housing supply, are protected from market pricing by rent regulation. Tenants in those units have little incentive to move, leaving fewer apartments available and pushing up the cost of the city’s roughly 1 million market-rate units.
The freeze also disproportionately helps higher-income tenants rather than the lower-income New Yorkers progressives claim to champion.
Even when a longtime rent-stabilized tenant leaves, the apartment may never return to the market, the Post says. State “reforms” passed in 2019 can make it prohibitively expensive for landlords to renovate aging units and bring them up to code.

The result is a warped system that deepens the city’s “rent inequities.” Newcomers get hammered by astronomical asking prices, while the “haves” who already occupy regulated apartments receive an increasingly valuable benefit.
New York also desperately needs more housing. Decades of restrictions and resistance to construction helped create the shortage in the first place.
Zohran Mamdani has discussed tackling those barriers, but any serious effort would require him to challenge entrenched interests and abandon some of the left’s most cherished housing dogma. So far, progress has been painfully slow.
Meanwhile, the mayor’s progressive allies continue pushing policies that treat symptoms while ignoring the shortage at the heart of the crisis.
The state’s “Good Cause” eviction restrictions punish responsible landlords while protecting problem tenants. The city’s FARE Act attempts to saddle landlords with every broker fee, pretending those charges created the broken market instead of emerging from it.
Zohran Mamdani’s rent freeze offers a windfall to people who already have New York apartments. It does nothing for those trying to find one.
Increasingly, that leaves the city’s front door open only to people with enormous salaries or deep pockets.
